Borrowing power calculator
Enter your income, living expenses and what you already owe, and see the loan size a lender is likely to approve. The model works the way a bank’s serviceability check does: income after tax and HECS, rental income shaded, and every dollar of repayment tested at your rate plus a 3% buffer. Free, and no account needed.

How the estimate is built
Lenders don’t lend against your gross salary. They start from what’s left after income tax, the Medicare levy, any HECS repayment and the low-income offset, discount rental and other income, then subtract your declared living expenses and the repayments on every existing loan and credit card limit. Whatever is left each month is your surplus, and the maximum loan is the amount that surplus can service over the term at the assessment rate.
The assessment rate is the part most people haven’t met. APRA requires lenders to test you at your actual rate plus a 3 percentage point buffer, or at a floor rate if that’s higher, which is why a 6.2% loan is assessed at 9.2%. The calculator also shows a downside figure with your declared expenses lifted by 20%, because expenses are the input people most often understate and the one that moves the answer most.
