The Australian alternative to Stessa

Stessa is a well-liked US landlord app with a free tier, bank feeds and IRS-shaped reports. Its own help centre says it serves only US-based residential income property owners, so an Australian investor who finds it through a review gets no ATO categories, no Australian depreciation or CGT treatment, and no Australian bank support.

BrickTrack does the same job for Australian property: portfolio value, loans, equity and cash flow, transactions in ATO categories, accountant-ready packs and myTax figures, whether you hold property personally or through a trust, company or SMSF.

Which fits

Which one suits your portfolio

Choose Stessa if

Your rentals are in the US, your bank accounts are US bank accounts and your accountant files with the IRS. Stessa is good at that, and its free tier is generous.

Choose BrickTrack if

Your property is in Australia and you want the ATO's categories, depreciation and CGT treatment, entity support for trusts and SMSFs, and reports your accountant can use in July.

Pricing

What each costs

Stessa's Essentials plan is free; Manage is US$12 a month billed annually or US$15 monthly; Pro is US$28 annually or US$35 monthly, all with unlimited properties. BrickTrack is free for your first property and $2.50 a month for each extra one, in Australian dollars, billed monthly.

20 propertiesFree on Essentials; US$12 to US$35 a month on Manage or Pro$47.50 a month

Stessa's price doesn't change with property count; BrickTrack's does. For an Australian portfolio the comparison is moot, since Stessa won't hold the property at all.

Switching

Coming from Stessa

  1. You won't be exporting from Stessa, because your Australian property was never in it. Start from your bank's CSV export.

  2. BrickTrack's categories follow the ATO rental schedule, so what you enter lands where your accountant expects it.

  3. Add the ownership structure on each property. Trust, company and SMSF holdings get their own treatment in the reports.

  4. One property is free, so compare the accountant pack against whatever spreadsheet you're using before you move the rest.

FAQ

Questions worth asking before you switch

No. Stessa's help centre says it is currently available only for US-based residential income property owners, and requests for foreign addresses and currencies sit on its community wishlist. You can create an account from Australia, but you can't do anything useful with an Australian property in it.

Built for the ATO, not the IRS.

Upload an export from your Australian bank, sort it into ATO categories and see the pack your accountant works from.
