BrickTrack vs QuickBooks for property investors
QuickBooks Online is accounting software for running a small business: invoicing, bills, BAS and bank feeds, with payroll as an add-on. BrickTrack is a property portfolio tracker for investors who own rentals and want tax-time figures per property.
If you run a business, QuickBooks does bookkeeping that BrickTrack doesn't. If you use it only for your rental properties, BrickTrack costs less than any QuickBooks plan up to 14 properties, splits everything by property without a plan upgrade, and gives your accountant a pack with the year's figures by property.
Your first property is free. No credit card required.
Which one suits your portfolio
Choose QuickBooks if
You run a small business with an ABN, you invoice and pay bills, you lodge BAS, and you want the business and its accounts in one place.
Choose BrickTrack if
You own investment properties, you may not have an ABN at all, and you want income, expenses, loans and tax-time figures per property without a general ledger.
What each costs
QuickBooks charges per company file. Simple Start is $33 a month; splitting income and expenses by property with classes or locations starts on Plus at $84 a month. BrickTrack is free for your first property and $2.50 a month for each extra one.
| Feature | QuickBooks | BrickTrack |
|---|---|---|
| 1 property | $33 a month on Simple Start ($396 over a year) | Free |
| 5 properties | $84 a month on Plus ($1,008 over a year) | $10 a month ($120 over a year) |
| 10 properties | $84 a month on Plus ($1,008 over a year), or $33 on Simple Start without a per-property split | $22.50 a month ($270 over a year) |
| 20 properties | $84 a month on Plus ($1,008 over a year), or $33 on Simple Start without a per-property split | $47.50 a month ($570 over a year) |
QuickBooks prices include GST. Plus from five properties assumes you want each property's figures separated, which needs classes or locations. Each company file is its own subscription, so properties held personally and in a trust are two. Introductory discounts aren't shown because they change often.

Moving your rentals out of QuickBooks
Export each bank account's transactions from your bank as CSV or Excel. BrickTrack reads the columns and suggests a category for each line; you confirm them.
Enter each property once with its purchase price, date and ownership, and add the loans with their offset accounts.
Upload your depreciation schedule and settlement statements as documents; the accountant pack draws on them.
If a business keeps its books in QuickBooks, leave them there. BrickTrack can sit beside it for the property side.
Your first property is free, so you can move one across and compare the accountant pack with your QuickBooks reports before you move the rest.
