BrickTrack vs Xero for property investors
Xero is accounting software for running a business: invoicing, payroll, BAS and a full general ledger. BrickTrack is a property portfolio tracker built for investors who own rentals and don't run a business around them.
If you have a business, staff, GST to report or a trust your accountant keeps books for, Xero is the right tool and BrickTrack doesn't replace it. If you only use Xero to keep track of your rental properties, BrickTrack does that job with property reports, loan tracking and an accountant pack instead of a chart of accounts, and it costs less than any Xero plan up to 15 properties.

Which one suits your portfolio
Choose Xero if
You run a business or a property trust that needs proper bookkeeping: invoices, bills, payroll, BAS lodgement, bank reconciliation, and an accountant who works in the same file.
Choose BrickTrack if
You own investment properties in your own name or a simple structure, you don't lodge BAS for them, and you want income, expenses, loans and tax-time figures per property without learning double-entry accounting.
What each costs
Xero charges per organisation, and each plan is a flat monthly price that doesn't change with the number of properties. Ignite is $37 a month but caps you at five bills a month; Grow is $78 a month with no cap. BrickTrack is free for your first property and $2.50 a month for each extra one.
| Feature | Xero | BrickTrack |
|---|---|---|
| 1 property | $37 a month on Ignite ($444 over a year) | Free |
| 5 properties | $37 a month on Ignite, or $78 on Grow once you enter more than five bills a month | $10 a month ($120 over a year) |
| 10 properties | $78 a month on Grow ($936 over a year), or $37 on Ignite if you stay within five bills a month | $22.50 a month ($270 over a year) |
| 20 properties | $78 a month on Grow ($936 over a year), or $37 on Ignite if you stay within five bills a month | $47.50 a month ($570 over a year) |
Xero prices include GST and are billed monthly. Each organisation needs its own plan, so properties held personally, in a trust and in a company are three subscriptions. The Grow rows assume you enter rates, strata, insurance and repairs as bills, which passes five a month at around ten properties. Introductory discounts aren't shown because they change often.
Feature by feature
| Feature | Xero | BrickTrack |
|---|---|---|
| Getting transactions in | Bank feeds, direct from the bank or through a data aggregator; some banks charge for the feed | CSV or Excel upload of your bank export, with a suggested category on each line |
| Rental income and expenses | Your own chart of accounts, with a tracking category holding one option per property | Rental income and expense categories built in, split by property from the start |
| Depreciation | A fixed asset register with book and tax depreciation and pooling | Depreciation and capital works figures carried into the accountant pack and myTax export |

| Accountant access | Invite your accountant as a user at no charge | Invite your accountant, broker or buyer's agent; professionals get a client portal |
| Tax time | Reports, and a general ledger export as CSV or Excel for your accountant | An accountant pack (PDF and spreadsheet) and a myTax rental schedule per property |
| Invoicing, payroll and BAS | Yes, on every plan, with payroll headcount set by plan | No. BrickTrack doesn't do business bookkeeping. |
| Free option | 30-day trial | One property free for as long as you want, no card |

Moving your rentals out of Xero
Export each bank account's transactions from your bank as CSV or Excel. BrickTrack reads the columns and suggests a category for each line; you confirm them.
Enter each property once with its purchase price, date and ownership, and add the loans with their offset accounts.
Upload your depreciation schedule and settlement statements as documents; the accountant pack draws on them.
If your accountant keeps the books in Xero for a business or trust, keep that file. BrickTrack can sit beside it for the property side.
Your first property is free, so you can move one across and compare the accountant pack with your Xero reports before you move the rest.
